By Susan Sanderson, PA | Naples Luxury Real Estate
As Naples welcomes seasonal residents back to Southwest Florida, many homeowners are asking the same question: Is this the right time to sell? After more than 25 years in real estate, I know that a successful sale depends on more than the calendar. Thoughtful pricing, careful preparation and a compelling presentation can make all the difference.
What the Latest Naples Market Numbers Tell Us
According to the Naples Area Board of REALTORS' September 2026 market report, closed sales increased 2.5% year over year to 623, while available inventory fell 17.3% to 4,240 properties. The median closed price rose 4.5% to $575,000, and months of supply declined to approximately 5.5 from 7.8 a year earlier. These figures cover Collier County excluding Marco Island; individual luxury neighborhoods and property types can behave quite differently.
Fewer competing listings can create opportunity, but buyers are still careful about value. Sellers benefit from a strategy tailored to their home rather than broad market headlines.
Pricing Is a Strategy, Not a Guess
A waterfront condominium in Park Shore, a residence in Pelican Bay and a golf-oriented home in Lely Resort serve different buyers. Even within one neighborhood, renovation quality, views, outdoor spaces, floor plans and association or club requirements can influence what a buyer is willing to pay.
I evaluate recent comparable sales alongside current listings, pending activity and the details that make each property distinctive. The goal is not simply to choose the highest asking price. It is to position the home to attract serious buyers while protecting the seller's interests.
First Impressions Shape Buyer Expectations
Naples luxury buyers are often looking for a lifestyle as much as a residence: inviting outdoor spaces, natural light, attractive finishes and effortless entertaining. That makes presentation especially important.
Sometimes a fresh coat of paint, updated lighting, thoughtful furniture placement or refreshed landscaping does more for a listing than a costly renovation. Professional photography and an uncluttered, welcoming interior help buyers appreciate what a home offers. My recommendations are always specific to the property and the likely return on each improvement.
Marketing Beyond the MLS
Many prospective Naples buyers begin their search from another city or state. They may be comparing second homes, planning retirement or seeking a particular community lifestyle. Excellent photography, engaging descriptions, video and targeted digital exposure help a home stand out before a showing is ever scheduled.
Strong marketing tells the story of living in the property. A covered lanai is a place for relaxed evenings with friends; a lake view is part of the everyday experience; a beautifully appointed kitchen invites gathering and entertaining. These details create a meaningful connection without exaggerating a home's features.
Know What Your Buyer Values
Some Naples buyers want beach proximity and low-maintenance condominium living. Others prioritize private pools, golf, pickleball, fitness amenities or easy access to Fifth Avenue South. In gated communities, clear information about association fees, membership requirements and property condition is essential.
Homes in Isles of Collier Preserve, for example, may appeal to buyers seeking resort-style amenities and proximity to downtown Naples. Lely Resort buyers may focus on golf and club lifestyle choices. Understanding the audience helps shape both the marketing message and the showing experience.
Should You List Before Winter?
Seasonal visitors can bring additional attention to Naples real estate, but there is no one-size-fits-all listing date. A home that is ready and competitively priced may benefit from entering the market before more seasonal competition arrives. Another may be better served by taking time to complete improvements and launch with exceptional imagery.
The best timing is the timing that supports your property's strongest presentation and your personal goals.
